Houses within Nairobi's suburbs and satellite towns saw a marginal drop in rental prices during the second quarter of 2025, between April and June.
Hass Consult, a Kenyan real estate firm, on Thursday released its Hass Property Price Indices showing changes in rental prices in major estates within Nairobi.
Among the suburb and satellite towns that saw rent drop include Muthaiga, Westlands, Kilimani, and Runda, which saw a drop in rents by 2.7 per cent, 1.7 per cent, 1.2 per cent and 0.1 per cent, respectively.
According to the report, rental prices contracted by a marginal 0.2 per cent in the second quarter compared to an increase of 0.3 per cent in the first quarter.
Hass Consult's Creative Director and Co-Chief Executive Officer, Sakina Hassanali, attributed the drop in rent prices to a tough economic climate characterised by job losses and stagnant pay.
“Landlords are therefore increasingly forced to forego an increase in rent prices to protect occupancy in a price-sensitive market,” said Hassanali.
On the flip side, estates such as Gigiri, Karen, Kileleshwa, Kitisuru and Lang'ata saw a growth in the rental prices by 3 per cent, 0.6 per cent, 1.1 per cent, 0.4 per cent and 3.4 per cent respectively.
Other Nairobi estates that also saw an increase in the rental prices are Lavington, Loresho, Nyari, Ridgeways, Athi River, Kitengela, Juja, Ngong and Ongata Rongai.
The hike in rental prices in the aforementioned estates has been attributed to a mix of factors including low inflation and slight economic recovery.
While only four estates saw a drop in rent in the second quarter, more than 9 estates saw a drop in rent in the first quarter. These estates included Muthaiga, Nyari Estate, Kilimani, and Westlands.
Other estates where rent dropped in the first quarter are Loresho, Ridgeways, Runda, Kiserian, Athi River, and Tigoni, where rent went down by 1.3 per cent, 1.5 per cent, 1.3 per cent, 1.2 per cent, 2.2 per cent and 2.5 per cent, respectively.
Meanwhile, Ruiru, Ngong, Limuru, Juja, Ongata Rongai and Kitengela are among Nairobi estates that have shown rent growth in both quarters since the start of the year.
