Top 5 Most Prestigious Beach Estates in Mombasa

A report by real estate company Knight Frank revealed the top locations where Kenyans were seeking beachfront houses at the Coast.

As detailed in the report released on Thursday, May 16, Nyali Estate was listed as the most lucrative destination for Kenyans looking for beach houses with the price of an unimproved house pegged at Ksh120 million.

Notably, the house prices in Nyali were estimated to be three times that of other beach estates.

"This consequently places Nyali Beach homes in the same range as Nairobi, where the prices of prime unimproved properties typically range from Ksh50m to Ksh200m per acre.

"The data revealed that relatively small distances and travel time, combined with more limited local facilities and services, can make a difference of several million to the indicative pricing of beach-front properties," read the report in part.

Likewise, Diani Beach (Kwale County) and Watamu (Kilifi County) were ranked as areas home to expensive beach houses.

The price of an unimproved one-acre beachfront properties in the two estates famous for tourism activities was estimated at Ksh 40 million.

At Kikambala Beach, similar property was estimated to be selling at Ksh30m per acre. The beach is located near Nyali Beach.

Meanwhile, beach properties at Galu Kinondo Beach, just south of Ukunda and Diani Beach, were projected to be selling at selling Ksh25m per acre.

“The Coast remains a very stable market, with frequent opportunities for stunning properties and locations. Our sales data indicates that affordability increases, and buyers are increasingly willing to consider locations further from major towns, including fringe areas.

"This trend often results in more favourable pricing compared to prime, central locations," Tarquin Gross, Head Residential Agency, Knight Frank Kenya stated.

Mombasa is projected to become a leading destinations for multi-millionaires in the coming years. This is according to a separate report published by Henley and Partners.

The report attributed the projection to the rise of eco-estates at the Coast. Eco-estates are locations that incorporate nature such as forests.
