Best Estates to Live in Nairobi With Ksh10K Salary

Are you working for a monthly salary of Ksh10,000 or running a small business that rakes in that much in profit, and wondering whether you can afford a decent house within Nairobi? Well, you don’t have to keep worrying because it is possible.

Most workplaces are situated in the Nairobi Central Business District (CBD) or upscale towns within the city such as Gigiri, Westlands, Karen, and so on.

To survive the tight budget, one would need to look for an estate that is situated near the area for convenience.

Waithaka

Waithaka is one of the fastest-growing metropolitan areas in Nairobi. It is located in Dagoretti South Constituency, approximately a 45-minute commute from Nairobi CBD. Here, decent block single-room rentals go for as low as Ksh4,000 while bedsitters go for Ksh6,000. Decent mabati structure houses go for as low as Ksh2,000 a month.

Kinoo

Kinoo is another affordable place around Nairobi. It is located in Kikuyu Constituency, just an hour commute from Nairobi CBD. This place is known for cheap food and accommodation.

Decent mabati structured houses go for as low as Ksh1,500 while block single-rooms range from Ksh3,500 to Ksh 4,000. You can get a nice bedsitter with Ksh6,000 a month.

Muthama

Muthama is also located in Dagoretti South Constituency near Waithaka, about a 40-minutes commute from Nairobi CBD. Block single-rooms in this area go for Ksh4,000 while Bedsitters go for as low as Ksh6,000. You can get a nice mabati structure house in this place for as low as Ksh2,000.

Wangige

Wangige is located in Kabete Constituency, about a 45-minutes commute from Nairobi CBD. This place is known for cheap food due to the presence of the famous Wangige Market.

Ruai

Ruai is just a 40-minutes commute from Nairobi CBD. A decent mabati structure house in this area goes for Ksh2,500 while block single-rooms range from as low as 3,500. Bedsitters range from as low as Ksh5,500.

Ruiru

Ruiru is in Kiambu County, just a 40-minutes commute from Nairobi CBD. Single rooms range from as low as Ksh3,000 while bedsitter rental prices start at Ksh5,000 a month.

In order to live within your means, it is important to master the bus fare trends. The aim is to know at what times the bus fares are hiked.

For example, if you are supposed to get to the office at 8 AM, it would be advisable to leave the house before 6 AM. Most times, the fare is usually half of what people who travel during the rush hour pay.

Additionally, in order for these residential areas to make financial sense, you should ideally be working close by to eliminate having to commute using two matatus.
