5 Nairobi Estates With Rent Below Ksh 10K Amid Tax Hikes

With the cost of living continually rising due to an expected spike in taxation, many Kenyans are increasingly looking for affordable ways to survive, including cheaper rental houses.

According to real estate experts, one-bedroom houses are the most popular in Kenya because they are modest and relatively cheaper in relation to size.

Kenyans.co.ke compiled 5 estates in Nairobi that charge Ksh10,000 and below for a one-bedroom house with data obtained from Buyrent Kenya, a real estate company, and Shifters and Movers, a relocation and moving company based in Nairobi.

Roysambu

Roysambu is one of Nairobi's popular neighbourhoods for the middle class where it is possible to get a one-bedroom house for Ksh10,000 and below.

While some houses go for as high as Ksh30,000, it is possible to get a spacious one-bedroom apartment in Roysambu for Ksh8,000.

The reason for affordable housing in the region is due to colleges and universities being situated around the region necessitating affordable rates for students.

Kasarani

According to Shifters and Movers, Kasarani is one of the popular estates in Kenya since it hosts apartments for all classes of individuals.

The allure of Kasarani is majorly due to its close proximity to international stadia, clubs, malls and academic institutions.

A one-bedroom house in Kasarani goes for as low as Ksh7,000 with the highest charging approximately Ksh20,000.

Embakasi

Due to the many industries in the surrounding area, Embakasi is densely populated to fulfill its role as a feeder for human labour for the factories and industries located in the larger Eastlands region.

The high population has occasioned a rise of affordable houses in the region with one-bedroom houses going for as low as Ksh6,000, making it one of the cheapest estates to live in Nairobi.

Uthiru 

Due to its proximity to Nairobi Central Business District (CBD), Uthiru is one of the fancy estates for the Kenyan middle class.

While its proximity to CBD (30 minutes during low traffic) has increased demand for houses in the area, it has also significantly increased rental prices.

A one-bedroom house in the region goes for a minimum of Ks10,000 with the most expensive going for an approximate monthly charge of Ksh30,000.

Kinoo

Kinoo, just like Uthiru, has seen an increased demand for rental houses due to its proximity to CBD and posh Westlands.

BuyrentKenya explains that this has led to developers making it possible for someone to live in a house that looks just like those found in the leafy suburbs.

The minimum price of a one-bedroom is Ksh10,000 with a bedsitter going for as low as Ksh8,000.
