Govt Lists Nairobi Metropolitan Areas With Affordable Houses Below Ksh2.5 Million

The State Department of Housing on Tuesday, May 23, listed Nairobi metropolis areas in which affordable houses were being sold for Ksh2.5 million and below.

Some of the estates that featured on the list were Starehe, Athi River and Ruiru in Kiambu County.

A spot check by Kenyans.co.ke established that a majority of the houses below the Ksh2 million mark were one-bedroom units.

Some of the estates also had one-bedroom units going for as low as Ksh1.5 million as detailed below;

Starehe
In Starehe, the government announced that there were 24 units that were being sold for Ksh1.65 million. However, there were other one-bedroom houses that were listed for Ksh1.9 million.

144 two-bedroom units were also listed at Ksh2.2 million.

The project is a walking distance from Nairobi CBD and key social amenities available included New Starehe District Hospital, Pumwani Hospital, and Kariakor, Burma among other institutions.

Some of the available amenities included in the housing projects were; an Early Childhood Development (ECD) Center, a gym, a children's playground and a swimming pool.

Apart from one-bedroom apartments, other larger units were also made available but with a much higher price tag.

A three-bedroom was averaged at Ksh3.3 million with the highest going for Ksh4.5 million.

Ruiru

On the other hand, the government detailed that AHP projects were also being undertaken in the town located in Kiambu County.

Under the Ruiru project, one-bedroom apartments were listed between Ksh1.5 and Ksh2 million. Two-bedroom units were listed in the project with the majority going for Ksh2 million.

According to data on the Boma Yangu site, available one-bedroom units were 70 while two-bedroom apartments were 60.

"The Kings Boma Estate is a hearty project coming up in Ruiru, that will be a home you will be proud to own. Anything that you require will be within your reach including WI-FI provision, provision for gas cylinders and kid play areas," read the project details.

Athi River
Another area listed for projects under the AHP was FairValley Heights in Athi River.

"FairValley Heights is ideally located in a serene corner of Athi River, yet only a km from the busy Mombasa - Nairobi highway and minutes away from major shopping malls, the airport and other major industries," read the statement in part.

Under the project, a one-bedroom house was listed for Ksh2.1 billion with only 45 units available. On the other hand, two-bedroom apartments were listed for Ksh3.3 million while three-bedroom units were sold for Ksh4.2 million.

How to book a unit

One is required to have an account on the eCitizen platform to purchase a house under the plan.

Those with the accounts can then fill out the Boma Yangu form with key details required including the source of income, monthly average income and current rent rate.

"Individuals interested in buying Affordable Houses under AHP will first have to register on the Boma Yangu housing portal, either online or through the *832# USSD.

"Upon registration, an account will be automatically created for the member. This will enable you to begin making Savings for the Housing Fund and also to select your housing preference from the available or upcoming housing stock," the ministry advised.
