Juja and Athi River Lead in Affordable Land Supply at Ksh 20M and Ksh 19M as Satellite Towns Boom

Juja and Athi River have been recorded as part of the 14 satellite towns offering affordable land prices as Kenyans migrate from the city.

As detailed in the Hass Consult report for the 2024 Quater 1, the two towns were among the affordable areas to invest in compared to other emerging towns like Kiambu, Limuru and Ngong.

This was also explained by the fact that the two areas dominated the supply chain. Therefore, given that the supply was adequate, landowners offered parcels at affordable rates.

For instance, an acre of land in Juja was approximated at Ksh20.9 million.

On the other hand, those who bought an acre of land in Athi River spent close to Ksh19.3 million on an acre.

"The Mix is a measure of the percentage that each town represents in the market for the Nairobi 14 Satellite towns.

"Land in Athi River took up 6.8 per cent of the market, Juja took up 6.1 per cent, Kiambu 5 per cent, Kiserian 4.5 per cent, Limuru 3.8 per cent and Mlolongo 1.7 per cent," read the report in part.

Comparison With Other Markets

In comparison, emerging markets such as Kiambu had an acre of land sold at Ksh47.9 million. A similar parcel in Limuru and Ngong was retailing at Ksh22.7 and Ksh34.9 million respectively.

These prices can be attributed to the low supply recorded in the market. Therefore, prices were slightly higher owing to the limited supply amidst the migration to satellite towns.

Meanwhile, Ruaka was the most expensive area to purchase land. Hass Consult estimated the price of an acre piece in Ruaka at Ksh107.4 million.

Notably, Ruaka leads among the areas with the lowest supply in the market. This is majorly because of the area's development as witnessed in recent years.

Notably, the Ksh107 million price is higher than that for Kitsuru (Ksh98 million), Ridgeways (Ksh89 million) and Runda (Ksh90 million).
