As Kenya’s capital city, Nairobi plays host to most of the richest neighbourhoods in the country, where an acre of land costs as much as 4 Cirrus SR20 4-seater planes.

The 2020 Land Price Index Quarter 2 report released by HassConsult Real Estate showed the staggering prices tagged on properties in Nairobi's leafy suburbs.

These rich estates accommodate the who is who in Kenya, from politicians, businessmen, celebrities and personalities, ambassadors to mention a few. 

On an annual basis, Muthaiga recorded the highest gain among the suburbs at 4.5%, with the price of an acre of land in the neighborhood averaging at Ksh182.9 million.

The sedate suburb is known as the Beverly Hills of Kenya’s capital.

"Upperhill has the most expensive land at Ksh525.7 million per acre while in the satellite towns an acre in Ruaka is now commanding a Ksh89.8 million asking price," the report reads in part.

Below are some of the most expensive neighborhoods in Nairobi:

Gigiri

An acre in this secluded area averages at Ksh233.6 million. 

The estate most known for hosting embassies and ambassadors alike is characterized by a mix of foreign offices such as the American Embassy and the UN, and lots of modern mansions. 

Kileleshwa

As one of the oldest neighbourhoods in Nairobi, Kileleshwa still remains a lush upscale suburb to live in.

In the land pricing report, the Ksh306.1 million average price per acre makes it a reserve for the super wealthy.

Kilimani

The affluent neighbourhood features expensive hotels and clubs as well as modern mansions. It also acts as a residence to some of the wealthiest in Nairobi.

According to the latest report, an acre of land in this area would set you back at least Ksh417.6 million. 

Lavington

Located northwest of the city centre, Lavington is home to high-end mansions that cost no less than Ksh66.7 million, making it one of the high-income residential estates.

In terms of land pricing, an acre sells at an average of Ksh230.1 million.

Nyari

HassConsult listed average house prices in Nyari estate at Ksh103.6 million, making the neighbourhood the second most expensive in the city.

The priciest piece of land in Nairobi according to the quarterly report is found in Upper Hill where an acre averages at Ksh525.7 million. 

This is closely followed by Westlands where an acre was tagged at Ksh418.7 million.

Notably, both Upper Hill and Westlands are known more for their commercial buildings, however, there has been a recorded surge in high-end apartments being set up in both areas.

Stand-alone homes of more than four-bedrooms cost an average Ksh11.2 million in most other areas of the city.

Other estates in the city with pricey houses include  Spring Valley (Kh65.6 million) and Ridgeways at (Ksh63.3 million). 

In terms of land price, other notable neighbourhoods were listed as Riverside (Ksh362.3 million), Parklands Ksh390.8 million, and Spring Valley Ksh169.3 million.

Karen estate was on the lower end of the spectrum with an acre averaging at Ksh62.1 million.
