Govt Announces Sale of 1,050 Affordable Houses; How to Buy

The Ministry of Lands, on Friday, April 21, released a circular advising the public to take advantage of the low-cost houses on sale. 

According to Lands PS, Charles Hinga, civil servants will finance the purchase of the houses through their respective housing mortgage schemes where applicable or from their own pockets. 

"Independent Public Mortgage Schemes can reserve houses for their staff through the State Department in liaison with the developer," PS Hinga stated. 

The houses, some of which were still under construction according to the developer, had been put on sale in Ruiru Kiambu County.

The circular signed by the Principal Sectary for the Ministry of Lands, Charles Hinga, stated the house prices ranged between Ksh1,250,000 to Kshs4,705,000. 

"Government has committed to the delivery of 200,000 houses with supporting infrastructure annually. 

"To this end, the Government through the State Department for Housing and Urban Development in partnership with developers has embarked on the development of Ruiru Boma Estate," Hinga added. 

The development comprised 1,050 housing units categorised into six topologies, defining various capacities and prices. 

According to the circular, the government sells 40 one-bedroom studio houses, each going for Ksh1,250,000 for those without parking. 

While a one-bedroom studio house with a humble parking space cost Ksh1,450,000, and would sit on a 25-metre squared space. 

30 one-bedroom houses, each built on 30 metres of land, trade at Ksh1,500,000 for a unit without a parking lot and Ksh1,700,000 for that with a parking space. 

At least 60 two-bedroomed units, each sitting on a 40-metre square, were sold at Ksh2,000,000 for those without parking spaces and Ksh2,200,000 for those with parking lots. 

504 two-bedroom (without Master Suit), each sitting a 64 square metre space, was going for Ksh3,392,000 for a house without a parking space and Ksh3,592,000 for a unit with a parking lot.

The government also listed 336 three-bedroomed houses (Master Suit), each sitting on 75 metres square, each going for Ksh3,975,000 without a parking lot and Ksh4,175,000 with parking space. 

The last category is that of 80 three-bedroomed units (with balconies), each built on 80-metre squared space, costing Ksh4,505,000 for a unit without a parking lot and Ksh4,705, 000 for a house with a parking space. 

"Parking bays will be sold separately from the housing unit. An applicant will be free to buy a unit with or without parking. 

"A parking lot will be available at a price of Ksh200,000 and will be financed together with the housing unit for those interested," PS Hinga stated. 

The government also arranged for public servants who would like to acquire loan facilities to purchase the units at cheaper market rates. 

In addition, the government has facilitated financing for affordable housing through the Kenya Mortgage Refinance Company (KMRC) and its partner local commercial banks and SACCOS. 

"KMRC has been set up to support the affordable housing buyers by providing long-term fixed rate funding at single digit interest rates thereby increasing the availability and affordability of mortgage loans," PS Hinga advised. 

Kenya Mortgage Refinance Company's financial facilities can be accessed through local banks and Saccos.
