Why Nairobians Are Moving to Rent Houses in Lang'ata

Lang'ata Estate is becoming a leading destination for Kenyans seeking to rent and buy houses and apartments in the capital.

The Hass Consult Property Index covering the second quarter of 2023 shows the estate recorded a 12.8% uptick in rental prices compared to the corresponding period, the previous year.

The real estate company attributed the trend to massive development taking place in the neighbouring Karen estate.

"Langata's expanding infrastructure upgrades as well as their proximity to Karen is contributing to their gradual growth as a residential hub.

"Karen hosts only high-value, low-density housing but has begun to be established as a commercial centre, thereby rousing the surrounding suburbs to pick up resident communities that require middle-market housing," read the report in part.

Similarly the report also observed that Ngong is also experiencing a housing uptake owing to its proximity to Karen.

"Ngong Town and Ongata Rongai posted strong rental growth rates with Ngong Town posting a house rental price increase of 17.6 per cent in the last year and Ongata Rongai posting a 22 per cent apartment rental price increase in the same period," HassConsult stated.

The report also highlighted that during the quarter,  Lang'ata tenants had benefitted from a drop in rental prices. The Sakina Hassanali-led real estate company also observed that the rental prices in the estate had dropped by 0.5 per cent during the three months.

A spot check conducted by Kenyans.co.ke revealed that a one-bedroom house in Lang'ata was going for prices ranging between Ksh5 million to Ksh 6 million in July 2023. 

Two-bedroom houses averaged Ksh11 million while three-bedroom houses hit over Ksh20 million.

The area attracts both middle-class and high-net worth individuals due to reasonable rent rates and quality of property.

In Lang'ata, it is possible to rent a bedsitter as low as Ksh10,000 with one-bedroom apartments ranging between Ksh12,000 to Ksh15,000. However, there are one-bedroom houses with rents exceeding Ksh22,000.

Furnished bedsitters which target the upper class go for Ksh100,000.

In terms of location, the estate can be accessed through Raila Odinga Way, Southern Bypass and Ngong Road. The estate also enjoys close proximity to Wilson Airport.
