Boma Yangu: How to Apply & Purchase a House in Ruto's Affordable Housing Program

The Ministry of Lands, Public Works, Housing and Urban Developments through the Boma Yangu Programme released a detailed notice on how to purchase government's affordable houses.

Lands officials issued the updates after several people complained that the accounts were not reflecting money deposited as savings. 

In the notice, the Ministry highlighted the main missteps leading to the said errors. 

“We are getting several DM's from you saying your savings are not reflecting on Boma Yangu & it's because you are not adding the word BOMA before your ID,” Boma Yangu clarified.

Requirements/Application Process for Purchasing a House 

Individuals interested in purchasing the houses must be Kenyan citizens, 18 years old and above, and they should provide a valid National Identification Card (ID).

The first step to becoming a homeowner is creating an account through the Boma Yangu portal or the *832# USSD. 

To activate an account, one is required to save Ksh200 through the account number BOMA, followed by the applicant’s ID number.

Payment of the Ksh200 will done through “Paybill 222222, account number- BOMA12345,” reads the example provided. 

“After the activation, you can save any amount at any time, as many times as you wish,” 

The statement further clarifies that the initial paybill number -00500 has been changed to the new Gov’t latest one 222222. 

“In line with His Excellency The President’s directive to onboard Government services to a single digital payment platform, we wish to notify our esteemed Boma Yangu members and members of the public that we will migrate payments for the Affordable Housing Program from Safaricom pay bill number 005500 to the designated pay bill number 222222,” a notice on their website reads.

Once a member is registered, they can proceed to view available projects on the programme and pick from the various offerings available, ranging from one-bedroom to three-bedroom units with varying sizes depending on the locations (counties) and the needs analysis.

Eligibility for completed houses will depend on several factors such as family status, demand across various housing categories, and time taken to reach the deposit amount required, among others.

“Those who do not get an allocation in the first instance will be put on a waiting list to ensure they have priority in subsequent allocations,” the Ministry notes. 

Further, members are required to save a 10 per cent deposit of the unit value, which is refundable under the housing fund, through the portal.

“Mandatory contributions from employers/employees will be remitted as directed by the law, enforced by the Kenya Revenue Authority, at 3 per cent and capped at Ksh2,500 a month,” information on the website reads.

Moko Gardens Affordable Housing 

This project is located in Athi River Town in Machakos. 

3 bedroom, 2 bedroom, 1 bedroom and Studio Apartments starting from Ksh1.5 million.

Kings Boma Estate

Located in Ruiru, Kiambu, 3-bedroom, 2-bedroom, 1-bedroom and Studio Apartments starting from Ksh1.25 million.

Lurambi Affordable Housing Project 

Located in Kakamega 3-bedroom, 2-bedroom, 1-bedroom and Studio Apartments starting from Ksh960,000.

Fairvalley Heights

Based in Athi River, Nairobi, 3-bedroom, 2-bedroom, 1-bedroom and Studio Apartments starting from Ksh2.15 million.

Bahati Affordable Housing Project

The Bahati Affordable Housing Project in Bahati Constituency, Nakuru County. 3 bedroom, 2 bedroom, 1 bedroom and Studio Apartments starting from Ksh960,000. 

Buxton Point

The project is located in Mombasa along Abdel Nasser Road. Available units are 3 bedrooms, 2 bedrooms and 1 bedroom starting from Ksh2,900,000.

Nanyuki Affordable Housing Project

The project is located in Nanyuki Town, Laikipia East Sub-County, Nanyuki County. Comprising 200 Units, varying from studio apartments, 1 bedroom, 2 bedrooms and 3 bedrooms, starting from Ksh960,000 to Ksh2,880,000. 

Pangani Affordable Housing Project

The project is located in Pangani just behind the Pangani Police Station which is a 10-minute walk from the Nairobi Central Business District (CBD). The units were sold out by the time this article was published. 

Gichugu Affordable Housing Project

The project is located in Kirinyaga Town in Gichugu Constituency, comprising of 1 bedroom, 2 bedrooms, and 3 bedrooms starting from Ksh960,000. 

Machakos Township Affordable Housing Project

The project is located off Chumvi - Machakos -Kitui Road within Machakos town. The available studio apartments, 1 bedroom, 2 bedrooms and 3 bedrooms start at Ksh920,000. 

Kings Sapphire Project 

Located in the Nakuru Bondeni area, the 1 bedroom, 2 bedrooms and 3 bedrooms start from Ksh1,550,000.

Emgwen Affordable Housing Project

The project is located in Chesumei Sub-County, Nandi County. The units range from 1 bedroom, 2 bedrooms, and 3 bedrooms starting from Ksh920,000. 

Seven Star Apartments

The project is located in Mtwapa, Kilifi County. The units, 1 bedroom, 2 bedrooms and 3 bedrooms start at Ksh1,250,000.
