The Nairobi Metropolitan Services (NMS) has revealed that more houses in select Nairobi estates are set to be demolished in the ongoing urban renewal program.

Already works are underway in Pangani with housing units nearing completion. Also under phase one of the program are Jevanjee/Bachelors Quarters, Old Ngara, New Ngara, Ngong Road Phase 1, Ngong Road Phase 2, and Suna Road sites.

NMS revealed that the projects were at different levels of implementation.

Phase two of the project will affect buildings in Woodley, Ziwani, Bahati, Maringo, Jericho, Lumumba, Bondeni, California, Embakasi and Kariobangi North.

In the program, the old housing stock will be demolished in a phased manner as construction is completed.

Tenants will be given time to move to new houses before the current rental units are demolished.

NMS affirmed that the housing units developed under the Nairobi Regeneration program would be fairly priced and below current market values.

"For example, out of 1,562 housing units developed in the Pangani estate, 60 percent were sold at prices ranging from Ksh1 million to Ksh3 million for one-bedroom to three-bedroom units.

"The other 40 percent will be sold at Ksh7.5 Million whereas a similar unit would fetch more than Ksh15 million in the open market," the agency stated.

Existing tenants will be given a chance to purchase housing units through a Tenant Purchase Scheme over a long period of time while a portion of the units will also be retained for the rental purposes by the Nairobi City County.

The agency noted that the redevelopment of old Nairobi City County Government estates would increase housing stock and improve related environmental, economic, social and physical infrastructure.

Earlier in February, NMS Boss Mohammed Badi conveyed that plans to demolish houses in Kibra were at an advanced stage to pave way for the construction of a 28km road.

The NMS boss gave the individuals whose structures stood on a road reserve to bring them down promising to make good the demolition promise once the notice expires.

“I am calling upon the owners of the houses to demolish their structures themselves because no one will be spared. We will not be biased... whether the house is built using stones, mud or iron sheets," he declared.
